A title deed modification is an official Dubai Land Department (DLD) procedure that allows property owners to correct or modify personal and ownership data recorded in the DLD property register. This includes correction of the owner’s name, nationality, or passport details, as well as updates to the date or place of birth and, where applicable, property area adjustments approved by the relevant authority.
All amendments are made based on verified documents issued by official entities such as the Emirates ID Authority, Federal Authority for Identity and Citizenship (ICP), or the Municipality/Survey Department. Unverified or incomplete requests are not accepted.
The process is governed by Law No. (7) of 2006 Concerning Real Property Registration in the Emirate of Dubai, which defines the legal framework for recording and modifying real estate ownership information. Once the data is verified and approved, the DLD issues a new electronic Title Deed confirming the revised ownership record.
The service is available to all property owners in Dubai, including UAE nationals, residents, and non-resident investors.
The applicant must either appear in person or be represented by an authorised agent holding a valid Power of Attorney.
At EGSH, an authorised Real Estate Services Trustee Centre, consultants process the request directly through DLD’s electronic system, ensuring that all updates are legally recognised, securely submitted, and completed within a single visit.
A title deed change is required whenever the information in the DLD property register needs to be corrected or formally updated. Common cases include:
All requested updates must be supported by official documents. DLD does not process verbal or unverified data change requests. Keeping the deed information accurate ensures the ownership record remains valid for all future transactions, such as sale, transfer, inheritance, or mortgage registration.
Once approved, the DLD issues a revised electronic ownership certificate (Title Deed) reflecting the updated personal or property details.
The new deed fully replaces the previous version in the Dubai Land Registry and becomes the only legally valid proof of ownership.
The previous certificate automatically loses its legal effect and should not be used in any future property-related transactions. The updated title deed holds the same legal status as the original and is enforceable before all competent authorities in Dubai.
Property owners can complete the procedure through the following official DLD channels:
All requests are entered into DLD’s electronic system, reviewed by an authorised DLD officer, and approved before issuance of the new electronic Title Deed certificate, which is sent by email to the property owner.
Applicants can also track the status of their request via the Dubai REST App or through the official DLD website under the “My Properties” section.
The Dubai Land Department (DLD) applies fixed, government-regulated fees for all Title Deed information updates. These fees cover the registration and issuance of the corrected electronic ownership certificate.
Payments can be made securely through ePay, credit card, cash, or manager’s cheque at authorised Real Estate Services Trustee Centres or directly at the DLD main office.
All title deed changes in Dubai are processed at official government rates—no additional administrative or hidden charges apply. EGSH provides clients with a full cost breakdown and ensures all transactions are processed transparently through DLD’s official payment systems.
To update a title deed in Dubai, visit EGSH and submit a request for a title deed data update. Our specialists will process the application through the Dubai Land Department, and you will receive the updated electronic certificate.
You can check your title deed data online using your certificate number through the Dubai Land Department website or the Dubai REST App.
The government fee for a DLD title deed update is AED 250 for certificate issuance, plus AED 10 each for knowledge and innovation fees.
A title deed update is required when you need to change the ownership name, area, or other key information on the certificate.
If there is an error, submit a request for title deed name correction through EGSH to receive a corrected certificate from DLD.
If all documents are complete, a typical title deed update in Dubai takes about 25 minutes at EGSH.
A representative can submit the title deed update request with proper authorisation or a power of attorney.
Failure to complete the title deed data update may lead to legal or administrative issues in future transactions.
Companies can request a DLD title deed update for their corporate property records in Dubai.
