The process formalises the transfer of ownership through a gift deed, ensuring complete legal validity and protection for both parties.
Before registering a property gift, the donor must request a property valuation at a Real Estate Trustee Centre or via DLD’s smart valuation system (for apartments and villas). This valuation determines the official DLD fees applicable to the gift transfer.
The application for gift registration must include proof of relationship (such as attested birth or marriage certificates) and, for properties in freehold areas, an electronic No Objection Certificate (e-NOC) from the developer via the Dubai REST App.
The DLD oversees the entire process, verifying ownership, relationship proof, and property eligibility before issuing a new Title Deed in the recipient’s name. The registration ensures that the gift transfer of property in Dubai complies with all DLD regulations and is legally enforceable.
