Trustee offices are authorised to handle property registration, title deed transfer in Dubai, mortgage registration, and the issuance of official ownership documents. At the same time, a trustee office authorised by the Dubai Land Department is not responsible for registering companies that operate in supporting or related fields. These processes are handled through other official channels.
Properties supplier registration, companies supplying building materials, equipment, or furniture, must register directly through the Dubai Land Department's procurement portal (eSupply) or via the developer's own vendor registration platform.
Property vendor registration, for service providers such as maintenance, facilities management, or cleaning companies, is processed through property management systems, the DLD procurement platform, or directly with developers.
Property agent registration, for real estate brokers and agencies, must be completed with the Real Estate Regulatory Agency (RERA) through the Trakheesi system.

The trustee service fee is AED 4,000 plus VAT for properties valued at AED 500,000 or more, or AED 2,000 plus VAT for properties below this threshold. Additional charges include AED 250 for the issuance of a title deed certificate, AED 225 for a unified map issued by the Dubai Municipality, AED 10 as a knowledge fee, and AED 10 as an innovation fee. For land plots not covered by the Dubai Municipality map system, the map fee is AED 100.

The advantage of registering a property transaction at a trustee office in Dubai is that clients no longer need to queue at the Dubai Land Department. While the exact set may vary depending on the type of transaction, it generally includes the original title deed, a valid Emirates ID or passport, a signed sale or property gift registration agreement, a No Objection Certificate (NOC) where applicable, a power of attorney if acting on behalf of another party, and company documents for corporate transactions.
A power of attorney is required where the seller or buyer cannot be physically present, allowing an authorised representative to act on their behalf. A No Objection Certificate is mandatory for transactions involving developer properties and is issued electronically through the Dubai REST App.
