Why Valuation Is Mandatory for Gift Transfers
A standard property sale in Dubai uses the declared sale price to calculate the 4% DLD transfer fee. Gift transfers have no sale price. The DLD valuation fills this gap by establishing the official figure on which the 0.125% gift registration fee is calculated.

Who Can Receive a Property Gift in Dubai
Gift registration under Law No. (14) of 2017 Regulating Endowments and Gifts in the Emirate of Dubai is limited to first-degree relatives: parents, children, and spouses. Companies registered with the DLD may also receive gifts, provided the donor is the sole shareholder or can demonstrate common beneficial ownership.
Siblings, cousins, and other extended family members do not qualify. A transfer to a non-eligible relative is processed as a standard property sale registration and attracts the full 4% DLD transfer fee.
The property must have a clear title deed registered with the DLD. It must be located in a designated freehold area. Granted land and restricted land are not eligible for gift registration. Required Documents
Both the donor and the recipient (or their legal representatives holding a notarised Power of Attorney) must attend the Trustee Centre with the following documents:
- Original title deed of the property
- Emirates ID (for identity verification) or valid passport copy for non-resident foreigners
- Attested proof of relationship: marriage certificate (for spouses) or birth certificate (for parents and children), translated into Arabic and attested by the UAE embassy in the issuing country and the Ministry of Foreign Affairs
- Electronic No Objection Certificate (e-NOC) from the developer, obtained through the Dubai REST App (required for freehold properties)
- Bank NOC (if the property is mortgaged)

Step-by-Step Process at EGSH
Step 1 — Visit EGSH With All Parties
The donor and recipient (or their authorised representatives) attend EGSH, an authorised DLD Real Estate Services Trustee Centre, with the documents listed above.
Step 2 — Submit Documents for Verification
An EGSH consultant reviews the title deed, Emirates IDs or passports, attested relationship proof, and the developer's e-NOC. Missing or incomplete documents will prevent the application from proceeding.
Step 3 — DLD Valuation
EGSH submits the valuation request to the DLD. For apartments and villas, the DLD's smart valuation system returns an instant result. For land parcels, the standard processing time is five working days.
Step 4 — Fee Calculation and Payment
The gift registration fee is calculated at 0.125% of the DLD-assessed value (minimum AED 2,000). All fees are payable via ePay, Dubai Pay, Noqodi Wallet, or manager's cheque.
Step 5 — Gift Registration and Title Deed Issuance
