How POA Revocation Works in Dubai
Revocation, Notice and Records
The cancellation of a power of attorney withdraws the authority that the principal gave to the attorney, in Dubai and across the UAE. Under the Civil Transactions Law issued by Federal Decree-Law No. 25 of 2025, the principal may dismiss the attorney or restrict the authority at any time, whether the power of attorney is general or special. The exception is a power of attorney granted in the attorney's own favour or to secure the right of a third party.
A notarised power of attorney is revoked by a revocation signed before a notary public, which enters the notarial records that hold the original. A power of attorney used for property can also be revoked at the Dubai Land Department (DLD). The attorney and each bank, developer or authority holding a copy are then notified of the revocation.
At EGSH, the revocation is drafted in Arabic or as a bilingual Arabic and English instrument and notarised through the EGSH Notary Department, which provides notary public services in Dubai in one visit, without queues. The notarised notice to the attorney is prepared in the same visit, and principals outside Dubai sign by video conference.

How to Cancel a Power of Attorney in Dubai Before a Notary
A power of attorney notarised in Dubai is revoked before a notary public in Dubai: a notary of the Dubai Courts or a private notary licensed by the Dubai Courts, in person or by video conference. Under Law No. (4) of 2013 Concerning Notaries Public in the Emirate of Dubai, the notary keeps registers of notarised instruments and issues certificates based on them. The parties' details are entered electronically in the Dubai Courts system, which holds the record of the original power of attorney.
The revocation states the names and identity document details of the principal and the attorney, the number and date of the power of attorney and the notary who notarised it. It then declares that the power of attorney is revoked in full, or restricts the authority, for example by withdrawing the right to sell while keeping the right to manage. Notarial instruments in Dubai are written in Arabic. A bilingual revocation carries both texts in one document, with the Arabic version prepared through legal translation in the UAE.
A power of attorney notarised by the DIFC Courts Notary Service is cancelled through that service.

How to Cancel a Power of Attorney in Dubai Online
A principal who is outside Dubai signs the revocation before a Dubai notary by video conference under Resolution No. (137) of 2022 of the Dubai Courts. UAE residents identify themselves through UAE PASS, and non-residents through the unified number of an earlier UAE entry permit. The notary verifies identity, capacity and consent during the video call, the principal confirms the signature with a one-time password, and the notarised revocation is issued as an electronic document.
A power of attorney notarised on the Ministry of Justice (MoJ) e-Notary platform is revoked on the same platform. Its Cancellation of Contracts and Deeds service includes the Notification of Judicial Revocation of Power of Attorney: the notary reviews the request, interviews the principal by video and the revocation is signed through UAE PASS.

Notifying Your Attorney, Banks and Authorities
A third party who deals in good faith with the attorney before learning of the revocation may still rely on the power of attorney. For this reason, the revocation is served on the attorney and on each body that holds a copy. For an attorney appointed in court proceedings, steps taken within that mandate before the attorney learns of the dismissal remain valid, and steps taken afterwards are the attorney's own responsibility.
The attorney is notified through a notarised legal notice, which records the date on which the attorney was informed. On the MoJ e-Notary platform, the revocation form itself names the notifier and the notified party. Copies of the notarised revocation go to the banks, developers, Real Estate Services Trustee centres, court registries and authorities that received the power of attorney, with a request to return the original where one was handed over.
Sub-agents appointed by the attorney lose their authority when the attorney is dismissed. The attorney may also step down from the agency by informing the principal. Where the agency is paid, a principal who dismisses the attorney at an inappropriate time or without an acceptable reason may have to compensate the attorney for the resulting damage.

Revoking a Property Power of Attorney at the Dubai Land Department
A power of attorney to sell a property, like one to buy or manage it, is presented at the DLD and at Real Estate Services Trustee centres, which check a power of attorney issued in Dubai by its number. It is revoked before a notary public in Dubai or at the DLD, which notarises the cancellation of a power of attorney in partnership with the Dubai Courts.
The DLD notarises the cancellation at the Customer Happiness Centre in its main building, for principals of all residency statuses. The application is made on copies of the Emirates ID of the owner and of the attorney, or a valid passport for non-resident foreigners. The transaction is entered in the DLD system, audited and approved, and the DLD service time is 20 minutes.
When the owner appoints a new attorney for the same property, a fresh instrument is notarised in the new attorney's name, such as a property management power of attorney.

Cancellation of Special, Irrevocable and Foreign Powers of Attorney
The Civil Transactions Law requires a special power of attorney for acts beyond administration, such as sale, mortgage, settlement, acknowledgement and arbitration. The cancellation of a special power of attorney follows the same procedure as a general one, and a power of attorney issued for a single transaction ends once that transaction is completed.
A power of attorney is called irrevocable when it is granted in the attorney's own favour or secures the right of a third party, for example a buyer who has paid the price and holds a power of attorney to complete the transfer. Such a power of attorney is revoked or restricted only with the consent of the person in whose favour it was granted, but it still ends on the death or loss of capacity of the principal.
A power of attorney signed outside the UAE and used in Dubai is revoked by an instrument notarised by a Dubai notary, in person or by video conference, and served on the attorney and on the bodies in Dubai that hold it. Where it was presented at the DLD, the DLD cancellation service can also be used.

Power of Attorney Validity in Dubai and How to Check It
A power of attorney in the UAE has no default term of validity. It ends when the task is completed, when the term stated in it expires, on the death or loss of capacity of the principal or of the attorney, on revocation by the principal and when the attorney steps down. A power of attorney without a stated term remains valid until one of these events occurs.
Under Article 897 of the Civil Transactions Law, the death or loss of capacity of the principal ends the agency even where a third party’s right is attached to it, except for a power of attorney under which the owner of pledged property authorises the pledgee or a court officer to sell it when the pledge period ends. After the principal’s death, heirs who need a representative for the estate issue their own inheritance power of attorney.
A power of attorney notarised in Dubai is checked by its document number through the Certificates Inquiry service in the Notary Public Services section of the Dubai Courts website. The inquiry shows the document type, date and status, including whether the power of attorney is cancelled or partially cancelled, the validity period where one was entered, and a copy of the document. The DLD and its trustee centres check a Dubai power of attorney in their system by its number, and a certificate from the registers or records of a notary public in Dubai confirms the record in writing. An instrument notarised on the MoJ e-Notary platform is verified on that platform.

Frequently Asked Questions
How do I cancel a power of attorney in Dubai?
The revocation is signed before a notary public in Dubai, in person or by video conference. A power of attorney issued on the MoJ e-Notary platform is revoked on that platform, and a property power of attorney can also be revoked at the Dubai Land Department. The attorney and each body holding a copy are then notified.
Can I cancel a power of attorney online in Dubai?
Yes. A principal outside Dubai signs the revocation before a Dubai notary by video conference, and a power of attorney issued on the MoJ e-Notary platform is revoked there through UAE PASS. The DLD revocation service for property powers of attorney is provided in person only.
Does my attorney have to be notified of the cancellation?
Yes. A third party who deals with the attorney in good faith before learning of the revocation may still rely on the power of attorney. The attorney is notified through a notarised legal notice, and copies of the revocation go to the banks and authorities that hold the document.
How long is a power of attorney valid in Dubai?
A power of attorney has no default term in the UAE. A term stated in it limits its validity, and a power of attorney without a term remains valid until the task is completed, it ends by law or the principal revokes it.
In which cases does a power of attorney end without being revoked?
A power of attorney ends without a revocation when the term stated in it expires or the task it covers is completed. It also ends on the death or loss of capacity of the attorney, and on the death or loss of capacity of the principal even where a third party’s right is attached to it, except for a power of attorney to sell pledged property granted to the pledgee or a court officer.
How do I check whether a power of attorney is still valid?
A power of attorney notarised in Dubai is checked by its number through the Certificates Inquiry service on the Dubai Courts website, which shows whether it is valid, cancelled or partially cancelled. A certificate from the registers of a notary public in Dubai confirms the record in writing, and an instrument notarised on the MoJ e-Notary platform is verified on that platform.
How much does it cost to cancel a power of attorney in Dubai?
Notarial fees in Dubai are set under Executive Council Resolution No. (72) of 2025. A private notary charges AED 100 per party for entering the details in the Dubai Courts system and AED 100 per signature on the instrument. Translation, the notarised notice to the attorney and the EGSH service fee are charged in addition.
In which cases can a power of attorney be revoked?
The principal may revoke a general or special power of attorney, in full or in part, at any time and without the attorney’s consent. A power of attorney granted in the attorney’s own favour or securing the right of a third party is revoked only with the consent of that person. Where the agency is paid, dismissal at an inappropriate time or without an acceptable reason may oblige the principal to compensate the attorney.
