The order is commonly required for urgent matters such as restoring electricity or water supply, activating building and parking access cards, issuing or renewing a residence permit, inspecting leased premises, confirming subletting, or addressing urgent tenancy-related damages.

Application
Petition application list stating the grounds for urgent relief, prepared in Arabic. For tenancy cases, the Ejari contract must also be provided in Arabic or with certified translation.
Identification and Licence
Emirates ID for individuals; for companies, the manager’s Emirates ID and valid trade licence.
Management and Acknowledgement
Valid management contract (if applicable) and the applicant’s signed warranty of information accuracy.
Debt or Travel Ban Cases
Proof of debtor notification; for travel ban, passport copy and bounced cheques with bank memo.

What is the difference between a petition order and smart petitions in the Dubai Court?
A Petition Order is a legal request to the Judge of Provisional and Urgent Affairs at the Dubai Courts to obtain binding temporary measures, such as utility reconnection, licence renewal, or property inspection. Smart Petitions are the electronic services of the Dubai Courts that allow such urgent applications to be filed and processed online. In tenancy-related disputes, the Rental Disputes Centre (RDC) uses the same smart petition system. In practice, a Petition Order is the urgent request itself, while Smart Petitions are the electronic system used to submit it.
Can I submit a smart petition without visiting a service centre?
A Smart Petition may be submitted directly online through the Dubai Courts system, and in tenancy-related cases through the RDC portal, provided all required documents are uploaded in Arabic or with certified translation. However, certain cases may still require the in-person submission of original documents. When filing through EGSH, all documents are pre-checked for compliance before submission to the relevant court system.
How quickly can I obtain an urgent petition to the court in Dubai?
If all required documents are complete and legally translated, a petition to the Dubai Courts can be processed within one business day. The Judge’s decision is issued electronically through the Dubai Courts system, or through the RDC in tenancy-related cases.
Can I request a UAE provisional matters petition for tenancy disputes?
Yes. A UAE provisional matters petition can be filed to resolve urgent tenancy issues, including access restrictions, subletting disputes, or property damage. The order remains binding until the Rental Disputes Centre decides the main tenancy claim.
What government fees apply to a petition order in a real estate dispute?
For a petition order in a real estate dispute, the standard fee is AED 20 for the petition request. If an inspection of the leased property is requested, an additional 2,5% of the annual rent applies, along with AED 10 knowledge and AED 10 innovation fees. When filing through a Real Estate Services Trustee, a partner’s service fee of AED 130 plus VAT is also charged. EGSH provides clients with a detailed calculation of all government and service fees before submission.
What are the requirements for a company to file a petition order in the UAE?
Companies filing a petition order must meet the following requirements: Provide the current trade licence (commercial licence) of the company. Provide the Emirates ID of the company manager whose name appears on the trade licence. If acting through a representative (agent / lawyer), submit a valid Power of Attorney or equivalent authorisation confirming that the representative is legally empowered to act on the company’s behalf. (The court or RDC will require that the representative’s identity and authority are verified.) Submit all documents either in Arabic or with a legally certified translation into Arabic. EGSH assists companies by verifying that all required corporate documents are in order, so that the petition order is filed in full compliance with UAE court and RDC rules.
